In some instances, it may be possible to restore a floor that’s been damaged due to flooding, if the damage has been restricted to a relatively small area. Much will depend on the extensiveness of the flooding and other factors will be taken into account such as the type of flooring and the type of water that caused the damage.
Restore Flood Damaged Floors
Some types of flooring are more prone to damage and will have to be fully replaced, while others may sustain less damage. Ultimately, homeowners may have little input on the decision to repair or replace. The insurance company that issued the homeowners policy will make the decision based on which is more cost-effective for the company.
Water Type
A major factor will be the type of water involved in the flooding. Category 1 (clean water) water poses little threat to humans. It typically originates from leaky or broken pipes, tubs and sinks, or breaks in supply lines that deliver water into the home. Category 2 (gray water) water has been contaminated with biological or chemical elements that can cause discomfort or illness when consumed.
Category 3 (black water) has been contaminated with pollutants that can include bacteria, fungi and viruses, along with chemicals, fertilizers, industrial waste, and even feces. It’s the most dangerous type of floodwater that can affect homes. It presents an extreme danger to people, pets and plants.
The decision to repair or replace will also be based on whether the damage is cosmetic in nature or if it the damage presents a danger to the people that live in the home, if mold has formed, and if the subflooring has been damaged.
There are many elements that go into the decision of whether to replace or repair floors that have been flood damaged. Insurance companies will typically opt for repair whenever possible as the least expensive option for the company. However, floors damaged by certain types of water will necessarily have to be replaced.
