Home Areas to Inspect to Prevent Water Damage

Every home has an abundance of potential areas where damaging leaks can originate ranging from the roof to the basement. It’s not just water pipes that can cause problems for homeowners. Checking for leaks can be a time-consuming task, but the alternative is often water damage that goes undetected for months.

Under Cabinets

Pipe joints can loosen over time and plumbing can become eroded. Check under sinks in the kitchen, bathrooms, and laundry rooms to see if the space is dry.

Puddling

For many homeowners, the first sign of trouble is a small puddle of water that has no discernable source. The most common areas are around the base of tubs, showers, and toilets. Other areas in which puddling occurs is under clothes washers, water heaters, and dishwashers.

Attics

Damage to a roof can occur and lead to leaks that can continue for months before they’re detected. Checking the attic after a rain is the best way to determine if there’s a leak. If the leak has been occurring for some time, there will be residual areas of discolored wood in support beams even if it hasn’t rained recently.

Ceilings, Walls, Baseboards

If homeowners observe warping, peeling, sagging, or discoloration along baseboards, on ceilings, or on walls – there’s an above-average chance that there’s a leak. It could be originating from the roof or water pipes.

Water Meter

Rising water bills and increased usage are a good indicator that there’s a leak – assuming that the utility hasn’t recently increased rates. A leak could be originating from inside the house, but irrigation systems, outdoor faucets and underground pipes can also develop leaks. The U.S. Environmental Protection Agency estimates that the average household of four shouldn’t use more than 12,000 gallons of water per month.

Vigilance

A new home is less likely to encounter problems than one that’s older. Homes with plumbing and water systems that are 20 years of age or older are on the back side of their life expectancy and more likely to develop leaks. However, individuals should remain vigilant from the moment they take possession of their home and seek the services of a professional if they suspect a problem.
