What is Effective Containment?

Effective containment is a critical first step before any structure restoration can take place. The specific problem must be determined and measures taken for containment to prevent damage from spreading to other areas. Depending on the type of disaster that’s befallen a home or business, restoration professionals can encounter a number of toxins and pathogens.

Restoration experts can encounter pathogens that include mold, bacteria, asbestos and lead. The particles are very small, easily moved around by even the smallest of air currents, and can spread to contaminate other areas. There are specific protocols for effective containment depending on the type of contaminants that are present. Effective containment includes identifying the exact source of the contamination and eliminating it.

Containment shortens the restoration time and reduces the amount of damage to homes and businesses. It also provides a cleaner and healthier environment for restoration workers, families and employees. Containment reduces liability for the property owner, aids in maintaining property value, and provides documentation for insurance companies.

Just because property owners can’t see the damage doesn’t mean it doesn’t exist. There are a variety of specialized tools, techniques and methods that restoration professionals can use to contain contaminates, remove them safety, and dispose of them in a prescribed manner. It’s an essential protocol that restoration specialists follow to prevent exposure to potentially dangerous toxins.

Restoration experts are specially trained in containment and removal protocols that adhere to state and federal regulations. It’s one of the many reasons why the services of a restoration company are important. Building contractors aren’t trained in contaminant identification, containment and eradication.

Without containment measures after a fire, flood or other disaster, contaminants will spread throughout a structure and stay there indefinitely. Smoke from fires spread soot that contain carcinogens, while water damage often leads to mold growth that’s especially detrimental to those with respiratory problems.

How Moisture Meters Help in the Recovery Process

Water damage from broken pipes, leaky roofs, dysfunctional appliances and even flooding is far more common than most people think. The situation can arise suddenly, but instances can occur over time and do significant damage before it’s detected. A moisture meter is an invaluable tool in the recovery process.

Moisture meters are easy to use and measure the moisture content in an extensive range of building materials. The handheld tool can indicate if there’s been damage to doors, foundations wallboard and other areas. Building materials in structures contain a certain amount of moisture all the time, but when readings are above the norm, it indicates a problem.

The meters are a critical tool for restoration experts. The readings indicate where excess moisture exists and even where structural integrity of a building has been compromised. The readings are equally important for determining when conditions are optimal for the installation of flooring and wallboard.

Moisture meters can also tell restoration experts where there are areas that are too moisture saturated to save. Elevated moisture levels are a good indication that there may be mold growth or that rot has set in. The meters provide valuable information for restoration professionals, allowing them to rebuild and restore homes and businesses that meet all health and safety standards.

The meters provide restoration experts with documentation if a property owner needs to apply for FEMA assistance. It’s also crucial for providing proof to insurance companies about water-related damage and the extent when policy holders file a claim. The tool is utilized throughout the entire restoration process.

Water damage isn’t always visible to the eye. Damage under floors and behind walls isn’t always immediately apparent. Restoration experts can use the meters to detect moisture in a variety of materials ranging from drywall and insulation to mortar and concrete.

Soot and Ash Toxicity

Anyone that’s experienced a home or business fire knows the odor attached and the black soot that covers everything. What most people don’t know is that the soot and ash from a fire is highly toxic and contains cancer-causing carcinogens. However, the soot and ash from forest fires can also adversely affect homes and businesses.

Building Materials

Homes and businesses contain a variety of building materials and they aren’t completely incinerated during a fire. Fire generates smoke from burning materials that carry microscopic particles called soot. It’s disseminated throughout the structure and soot particles blanket everything as they’re carried by air currents. The toxic particles invade even the smallest of spaces.

Without appropriate remediation and removal, the particles remain in a structure where they continue to emit the smell of smoke and present a health danger. According to the National Center for Biotechnology Information, if soot is allowed to remain in structures, it can result in cancer, cardiovascular dysfunction, and respiratory disease. The soot introduces free radicals into the body causing oxidative stress that damages DNA.

Wildfires

People have been cooking food and warming themselves over open fires for centuries without apparent harm. Individuals have been evading forest fires for an equal amount of time. The difference between then and now are the chemical compounds that are released. Most modern chemicals are retained on a tree’s surface and washed to the forest floor when it rains.

Trees aren’t completely consumed in a forest fire. Smoke and soot are spread far and wide. The forest floor where chemicals have been washed are also burned during a forest fire, contributing to the dissemination of particles that contain chemicals. Those particles penetrate homes and businesses as easily as those released during a structure fire.

Walking through the ash generated by a forest fire allows particles to adhere to shoes and clothing where they’re spread to other locations. It also disturbs the ash where it’s often inhaled.

How Restoration can Help in Hoarding Situations

Individuals become hoarders for multiple reasons. Once they decide to take steps to reduce the clutter and clean up the premises, a restoration company can be extremely beneficial and play a critical role in the cleanup process.

Hoarding is a mental disorder with complex and complicated causes. It’s extremely important that the restoration personnel that responds to such a situation employ empathy toward the individual, while remaining cognizant of the many dangerous and unhealthy conditions they’ll encounter.

A hoarding situation creates a number of potentially toxic substances, along with insect and rodent infestations. When pets are involved, sadly there may be feces and even pet corpses. No matter how bad family and friends believe the situation to be, it’s almost always worse.

A hoarding situation can contain mold, bacterial and viral pathogens. Restoration professionals may also encounter urine and similar substances that are biohazards. The experts are specially trained to safely contain, mitigate, collect, and dispose of any type of hazardous substance in ways that are state and federally approved.

Many people have the impression that it’s an “all or nothing” approach and that every item in the home must be discarded. The good news is that restoration specialists have modern techniques that can be used to salvage a number of items ranging from drapes and electronics to furnishings.

In many instances, there has been a deterioration of the premises. It can take many forms ranging from water leaks to decomposition. If those problems exist, a restoration company is fully equipped to work with clients on repair strategies. Restoration companies also work with an individual’s insurance company.

A restoration specialist is a highly trained professional that has the protective gear, tools, techniques and protocols for the difficult task of clean up in a hoarder situation. They’ll decontaminate, sanitize and deodorize the premises, allowing an individual to begin a new chapter of their lives.

Indoor Mold

Does Mold Grow in Air Conditioners?

Mold can most certainly grow in air conditioning units, whether it’s a room air conditioner or a HVAC unit for central air. To understand how, it’s important to know something about mold and its growth habits.

Mold spores exist outdoors and inside structures. Under normal circumstances, they don’t cause much of a problem. However, the warm and humid conditions prevalent in South Florida changes the dynamic. All mold needs to grow is a warm, moist environment and an organic food source. That can include fabric and even dust, along wood and wallboard which are common building materials.

There are many different types of molds, but only about a dozen are likely to inhabit homes. Cleaning mold isn’t really a job for the average homeowner. It’s a messy job and without the proper precautions, efforts to eradicate it only end up spreading the spores to other locations. Surface cleaning removes the visible signs of mold, but it doesn’t reach the roots that embed themselves in materials.

There are multiple measures that individuals can take to combat the growth of mold. It’s important to regularly change filters to prevent contaminants from entering and ensuring homes have good ventilation. Air conditioning units that are well-maintained can also help prevent mold from growing in the home by keeping air temperatures between 68 and 74 degrees. Keep humidity levels between 30 and 60 percent.

Drain pans should be drained and cleaned regularly and air intakes should be clear of debris. There are also mold inhibitors that can be applied to HVAC units that are approved by the Environmental Protection Agency (EPA). However, before applying a mold inhibitor, the unit will need to be disinfected.

The best solution if mold is suspected is to call a professional remediation company. Samples will be taken and identified in a lab to ascertain exactly what type of mold is present. An appropriate remediation method will be utilized and expert precautions taken to prevent mold from spreading to other locations.

Does a Sewer Clog Mean Sewer Damage?

Sewer clogs are one of the most common household problems and one of the most frustrating. If a clog leads to an overflow, it has the potential for becoming a toxic and even deadly situation. A clogged sewer can be an easy fix or it can be a symptom of a much more serious problem such as damage to the underground sewer lines.

Tree Roots

The roots of trees sense water and oxygen in sewer lines and actively seek them out. Larger, deeper roots have the power to break underground sewer lines. Fibrous tendrils from the roots can fill sewer lines and disrupt the flow of water.

Foreign Objects

From toys to hairbrushes, there’s an endless array of items that can be accidentally dropped into a toilet. It’s a good idea when babyproofing a home to include a toilet lock to prevent small children from putting things in the toilet or flushing them down.

Old Sewer Lines

Sewer lines that have been in place for decades without being upgraded can become weak and break. Prior to the 1950s, it was common for sewer lines to be made of clay that can break and cast iron that can rust.

Grease

Grease, oils and fats that are put down drains congeal over time and form clogs. The clogs can be highly resistant to products designed to clear drains and the formulas have the potential to damage pipes.

The Lawn

Lawns aren’t solid surfaces that never change. They can develop dips and humps that affect underground sewer pipes. Driving heavy vehicles over lawns can compact soil and a heavy enough vehicle can even place enough pressure on lines to break them.

Rain and Flooding

South Florida receives a significant amount of rain and hurricanes produce flooding, both of which loosen and disrupt soil around sewer pipes. The soil movement that takes place has the power to affect the alignment of pipes that impedes the flow of water.

Effective Ways to Remove Pet Odors from Homes

Pets provide unconditional love and enrich lives in multiple ways. However, having pets can also introduce odors into the home. It’s not just puppy accidents that can produce unpleasant smells into the environment. The good news is that there are easy ways to prevent odors from taking over the environment.

Pet-related odors are the result of bacteria and yeast growth. Unpleasant human-based odors are the result of the same bacteria and yeast process. Dogs and cats sweat through their paws and help cool themselves by panting. It’s easy to see how odors can be transmitted throughout a home with very little effort.

Pet Beds

Keep pet beds washed and fresh. Some are washer and dryer friendly, while others need to be hand washed or air dried. Make sure that beds and toys are thoroughly dry.

Toys and Dishes

Soft toys may be able to withstand a washer and dryer. Read the instructions. Hard toys and pet dishes can be hand washed using a solution of water and baking soda. Rinse thoroughly. Some toys and dishes can also be placed in the dishwasher, but be sure to check if they’re dishwasher safe. That same solution of water and baking soda can be sprayed on machine-washable items prior to placing them in the washer.

Enzyme Products

There are a myriad of cleaners and odor neutralizers that contain specialized enzymes. They’re effective for addressing urine odors, along with stains that don’t seem to respond to other methods. Some are more effective than others and individuals may need to try several to find the one that works best for them.

Air Purifiers/Ventilation

An air purifier removes dust, dirt and debris from the air and they can aid in mitigating pet odors. There are air purifiers that are specifically designed to address pet odors. Ventilation is also important and simply opening a window can help dispel odors.

Vacuuming/Sweeping

Regular vacuuming is essential to remove pet hair and dander that can build up and contribute to odors. Be sure to change bags and clean filters regularly. Sweep and mop hardwood floors. Consider steam cleaning carpets using an enzyme-based cleaning product.

Pet Bathing

It can be helpful to regular bathe canines or take them to a groomer for the service. It’s best to take felines to a groomer familiar with the ways in which cats can be bathed without traumatizing them. Bathing every 4 to 6 weeks is sufficient, with consideration for any health or age factors. Too frequent bathing removes essential oils from hair and is detrimental.

What are the Warning Signs of Electrical Fires?

A home fire is something that no one wants to experience. Structural fires are traumatic events that cause injuries and deaths to residents and rescue personnel. There are warning signs that a home may be at increased risk of a fire, but many don’t know what they are or don’t heed them.

Tripping Circuit Breakers

Circuit breakers are an early warning system. Their job is to cut the flow of electricity to prevent circuits from being overwhelmed and overheating. Circuit breakers that keep tripping are an indication that there’s a problem. It may be that electrical appliances are pulling too much power on a particular circuit and causing an overload. It could also be a short circuit in the appliance or the wiring that requires repair by an electrician.

While it’s rare, circuit breakers can go bad and need to be replaced. Simply resetting a circuit breaker that trips isn’t a solution. The circuit breaker becomes weak and can fail to severe the flow of electricity, thereby allowing circuits to overheat and cause a fire. Keep the use of extension cords to a minimum and only use them for short periods of time.

Outdated Wiring

Many older homes have wiring that’s no longer code-compliant and has never been updated. Older wiring isn’t able to handle the amperage of modern appliances and the many power requirements of today’s society. As more demands are placed upon the wiring, it overheats and a fire can be sparked in surrounding building materials.

Burning Odor and Buzzing

A burning smell with no discernable source can be the result of faulty wiring or a short circuit. Individuals may observe dimming or flickering of lights. Electricity creates a buzzing sound when it’s not flowing properly. Don’t use buzzing outlets or switches and call an electrician.

Discoloration and Charring

Individuals may notice that outlets and/or switches in their home have become discolored or charred. They may also be warm or hot to the touch. It’s a symptom of electricity that’s sparking or arcing. It’s an electrical discharge that occurs when circuits are overloaded and overheat.

Wet drywall

Once Wet, Does Drywall Need to be Replaced?

The simple answer is no, but much will depend on the amount of water involved in the incident, the type of water, and how quickly the water is eliminated. Drywall that’s been wet for 48 hours or more should be removed and replaced, along with any insulation. In addition to ruining the drywall, within 24 hours the growth of mold begins.

If drywall has exceeded the 48-hour limit, call in a professional restoration company. The job of removing the materials and performing the new installation will be far more extensive than most people anticipate. It requires an elevated level of training and experience.

The type of water that caused the damage is also a critical factor. Water from a broken or leaky water pipe, or a malfunctioning appliance such as washer, water heater or dishwasher, is relatively “clean.” Water flow should be shut off to prevent further damage and any visible water can be mopped up. Drywall can typically be dried out without replacement.

Flooding from strong storms, hurricanes and sewer backups are another matter entirely and no one should ever attempt to deal with them on their own. Always call in a professional remediation company. Flooding from storms and hurricanes contain contaminants ranging from sewage and chemicals to dead animals and parasites. Drywall will need to be immediately removed and surrounding materials replaced.

Sewage backups release physical and airborne contaminants. Sewage can contain pathogens encompassing E-coli, salmonella and botulism. Vapors are released that can result in vomiting and cramping, along with fever, gastroenteritis and even death with prolonged exposure. Drywall and surrounding materials will need to be completely replaced and the area sanitized.

Restoration companies have the specialized training and industrial tools required to remove and replace contaminated materials safely. They also have the experience to know when drywall must be replaced and when it can be left in place.

Protecting Artwork from Hurricane Damage

The announcement that a hurricane is bound for South Florida results in a flurry of activity. The actions most commonly taken are barricading windows with plywood and placing sandbags around foundations and basements. Those precautions will help, but there are other actions that should be taken.

Shutters

Artwork can suffer damage due to flood waters and flying debris. Permanently installed shutters are an easy way to protect homes from breaking glass and they don’t have to be up every time a hurricane comes through. For outdoor statuary, there are prefabricated, impact-resistant structures that can be erected over statues.

Shatter Proof Glass

Unlike ordinary window glass that will break, shatter-proof glass is manufactured in the same way as auto glass. It’s resistant to blowing debris and if an impact is hard enough to damage it, the glass spiders but won’t break, and holds its place in window frames.

Trim Trees

Flying debris is a major problem in hurricane force winds. Have trees inspected annually for dead branches and signs of disease. Plan for the removal of damaged or weak branches that can damage roofs. Trees that are precariously rooted should be removed to prevent them from falling on homes.

Move the Artwork

For those that have statues and paintings in their home, the best solution is to move them to a location that’s safe from flooding, but that’s not always possible due to the wide swath of destruction that a hurricane generates. Consider using an artwork warehouse to store any type of artwork in the event of a hurricane.

Insurance & Documentation

Keep photos and appraisals of all artwork in a safe place if the worst happens and an insurance claim must be filed. Have artwork re-appraised periodically as it goes up in value, make sure it’s ensured, and check the details of the insurance policy every year. Contact a professional restoration service if the worst happens.
